Addressing Affordable Housing in Madison County
Affordable housing has been a significant discussion throughout Western North Carolina. While various affordable housing developments are planned throughout the Asheville area, some people want to know what’s available for buyers outside of Buncombe county. A development in Mars Hill may be leading the way for more affordable housing developments in Madison county.
Rock Creek Development
We had a chance to talk with Bruce Anderson, broker, and owner of Quinn Anderson Real Estate Solutions, about the West Asheville community. He shared with us the vision for planning the Rock Creek Development and working with USDA backed mortgages. The idea was to keep all homes below $261,000. “People don’t realize they can afford a home,” Bruce said. “If they’re paying $1,200 in rent, they can afford to buy a house here.”
He said they worked hard with their contractors and subcontractors to keep the price low and that buying into the community could provide new homeowners with instant equity.
Keeping Families in Madison County
It took a while for people to find the Rock Creek development in Mars Hill, but now they have; Bruce said more people could stay in Madison County affordably.
The community is only twenty minutes from downtown Asheville but is nestled in the quiet college town of Mars Hill. It’s close to shopping and only a few miles from the Appalachian Trail. It’s centrally located and close to everything. The area also has lower taxes than surrounding counties, making affordable living about more than just home prices.
The Homes
All of the homes in the Rock Creek Development are three bed and two bath homes. The lowest price is $229,000, and there are ten home designs to choose from with pleasing finishes and features. Some additional features were not added to keep the homes affordable, but the homes include modern necessities and the canvas to make space your own.
They negotiated with local contractors and subcontractors to ensure the costs would remain low. Instead of raising the price of building to make money, they’re using the volume model to make a little on the buildout of a lot of homes, which benefits the community as a whole.
The Future for Affordable Housing
Bruce said he saw it in the local news every day: “They say we need more affordable housing in Asheville. But we’re right here. We’ve been here. And we finally got the word out.” He said he sold five more homes in the last few weeks of October and expects to continue to grow the community over the next several months.
