Get Your Home Ready to Sell in 2021
It’s a seller’s market right now. The trifecta of increased demand, low inventory, and great rates are coming together to create the perfect storm for sellers across the country, and especially in Asheville. If you’ve been thinking of putting your home on the market, now might be a great time. So what do you need to know? We chatted with our friend Jason Martini of New Earth AVL Realty, who shared with us that now is the time to sell. Supply is low, and demand is high, and lots of people are moving to the Asheville area. Here are some tips to get you started.
Choosing a Listing Agent
It’s not uncommon for people to call the agent who helped them buy the home, but it isn’t your only option. What you want is someone willing to do the work to help you sell your home. They can’t guarantee the price, but they can do their research based on comparative home pricing to help you determine the best range.
You should also look for:
- A seller’s agent who has listed and sold many homes in the past.
- An agent who is trustworthy and honest.
- An agent with a vast network.
- An aggressive negotiator and effective communicator.
As Jason told us, be prepared for multiple offers. A good agent will price your home aggressively in the current market, so you need to be ready for potential negotiations.
Getting Your Home Ready to Sell
There are other steps you should take before buying a home. Along with choosing the right listing agent, you want to research the local housing market. You also want to call a handyman to come in and take care of any repairs that could affect your home’s sale or price. Get your home deep cleaned and get rid of any clutter to give home buyers a clean slate.
Staging the Home Inside and Out
Jason suggests starting early to purge your things and get rid of excess. For the clean slate, you want to stage your home so buyers can imagine themselves living there. Take out any personal photos or items. Reduce furniture in crowded rooms to create more walking space. Pay special attention to the landscaping in the front yard to ensure the best curb appeal. This is the first impression potential homebuyers have, and you want to maximize their joy.
Buying Your Next Home
Of course, if you’re selling a home, you may also be considering buying a new home. Sometimes it’s about a lifestyle change, such as a growing family, so you need to time the experience to the best of your ability. Along with the preparation you need to sell your home, you will need to get started on the next steps to buy another house. Jason suggests knowing your next step before putting your home on the market. If possible, buy first before you sell.
